before searching for a home. This will give the buyer a competitive edge over other buyers that do not have their financing
in order. Banks always ask for two years tax returns, three months bank statements, one month of payroll stubs, all
debts owed with account name and address, account number, amount owed, monthly amount due, addresses of past two years, landlords
address and phone number, if self-employed, a profit and loss for the past 12 months, if divorced, divorce decree, if paying
child support, copy of child support order, if you filed bankruptcy, a copy of the discharge papers is requested by the lender.
If you have your documentation upfront, this will speed your loan process up.
If you are a buyer that wants to purchase a foreclosure property, here are some guidelines that are standard in the industry.
Before submitting an offer, the financial institution requires proof of funds for cash sale or a letter of loan approval from
your bank. The REO property usually sells as is, no repairs, no termite letter of clearance, no survey, no disclosures,
no repairs, but you have the right to an inspection, if you miss the close date due to problems in your loan there is usually
a per diem charge of $100.00 per day for every day that is past the closing date, this is only if the buyer is at fault, when
you make your offer, the seller will counter on new contracts with addendums that change your state contract. Always
read the fine print on these addendums. The seller's agent is not trying to fraud you, but if you are 18
or over, it is assumed that you know to get legal advice before signing any legal document that you do not understand.
